This home was originally built in 1911. A large but partial basement and room additions were added in the 1960's. The living room was altered to extend further west which allowed for a first floor bedroom to be added next to the first floor bathroom. That also allowed for alterations on the second floor where a master bedroom and master bath were added.

The lot is regarded by several appraisal/realtor professionals as one of the choice view properties in Clark County. Lot size is about 1.3 acres and large enough for Clark County to allow it to be split if buyer should so desire. The lot is a bluff-point view lot overlooking Vancouver lake, a large delta area, the Columbia River corridor and the Coast Range on the western horizon. The Horizon West II Subdivision developed outward from this location. Neighboring homes in the subdivision would be valued at approximately $1 million each.

The lot split potential could be used in several ways: 1) for sale, 2) for construction of an adjacent home for parents or other family members of the buyeor 3) kept as one lot with plenty of room for garden or any alternative home desired.

If the buyer chose to keep and use the existing home, it is very sturdy and sound. There are several apple trees(including a 100 year old Gravenstein), a quince tree, fig, several filbert and a couple of walnut trees. The house could be remodeled to blend well with the more modern neighboring architecture, but still remain as an example of one of the oldest structures in the vicinity. If the choice was to demolish, there is abundant space to do anything.

The bluff is wooded and should remain so for long-term erosion control, but trimming could be done with the advice of a good arborist.

The single possible "fault" of this lot is that the railroad track betwwen Portland and Seattle runs at the base of the bluff. Sound from passing trains is well muffled and has become unnoticeable to all who have occupied and new neighbors as well.

A geo study has been made on a sister lot across the adjacent ravine which shows that the underlying hard strata is nearly level. the same should be true for this lot. Such information would be important for building permit considerations. That report would be available for review by the buyer. The same geo company could be retained for a like study on this lot with the prior work as a basis.
