My plight is your delight!!By this I mean that if I want to be near water, and am therefore moving, and you want to be near or inthe mountains, this can be one heckuva deal for you. This can beyour very own Spanish Ranch House....well, at least that's what it reminds ME of- see the attached slide show and form your own opinion. Thisgorgeous property istherefore hungry for her next committed owner. Its horse country out here, just 18 miles east of Albuquerque in the mountains, and most of the lots in this well planned, naturally beautiful and spacious subdivision are 2.5 acres. The house is located about 1-1/4 miles to the south of South Mountain, last mountain in the San Pedro chain, in the Edgewood area, at about 7,000' elevation, and just a city block on base course from a chip sealed road, well removed from traffic, but with easy access. This also bodes for no ruination of rusticity for this home or any other in the Los Hermanos subdivision. South Mountain's beauty literallyoverwhelmsyoudirectly from your back sliding glass doors, see the slide slow. The house is mostly brick floor, of elegantinterior design, easy to clean, and helps you stay cool without a lot of extra expense in the summer. Big kitchen/living room eat in bar with lots of space and seating. Large, pleasant front and huge back property where you can do anything from pitch horse shoes, play volleyball or fence it in for horses or other animals. Zoned for horses, but with a beautiful lawn, complete with a programmed sprinkler system in front, and two rain barrels for irrigation of plants or a garden, if youplant one,in back. Wonderful neighbors who are pleasant but not too nosy! Winter heating via either an excellent Ashley wood burning stove centrally located in the house, else wise via ETS (Electro Thermal System) ceramic brick units that store energy during the electrical off-peak time @3.97 cents per KWH, then dispenseheat whenever you please. Allowing that I'm single, I've been paying only around $40 a month for water, which comes from a multiple well system in the area known as 'Entranosa.' Electric power- currently only the kitchen stove is on the 50 gallon propane tank in the back yard- has been running roughly $50-250 per month, the latter during the coldest part of winter, with the ETS units engaged more continuously. If you decided to engage the Ashley woodburnerin the wintertime, your costs would be less. I haven't needed A/C much in my ten summers hereto date, since its generally 7-12 degrees cooler out here in the mountains than in ABQ, and there are lots of windows and doors that can be opened to effect breezes whenever desired. But I've also purchased a portable swamp cooler, which I've used since having it for maybe 7 years, only maybe 3-5 times per year! 'Perfect' house for solar panels, since it faces southerly with a dual-pitchedGalvalum (metal) roof. Had I remained, I might have installed either solar panelson the roof or a wind mill in the rear, tolargelyor entirely eliminate the electricbill. If you love the beauty of New Mexico, but prefer to be in the country with quick access to the big city, this is the home for you. Large, beautiful master bedroom and bath, along with two smaller bedrooms, a family room and dining or conference room with recessed & adjustable lighting for artwork and other. Washer, dryer and laundrysink in thesecond bathroom, and fully enclosed sliding door showers in both baths, with a tub to boot in the second. The house has a beautifullytiled, largebreezeway and enclosed, fully insulated oversized three car garage, withplenty of extra storage in the rafters above, accessed by a drop down stairway, and pre-wired for a heater below. It also has a a second 50 gallon water tank and extra storage above the master bedroom, with 'knife' and electric switches to convert from one tank to the other. The entire place isrigorously constructed, roomy and comfortable, ready for me to move out and for you to move in. Happy to sell with any or all of the current furnishings or without, your choice. All double-paned windows. Look over the pics, and if this is the place for you, call me anytime after 9 AM and up to 10 PM Mountain Time, and lets see if we have a connection. 'By the way,' unless you have extremely sensitive feet, it will take you only a few days to get used to going barefoot on the brick floor if you wish. A spacious office, with large windowslooking out the front of the place, is carpeted, as are the two back bedrooms. Thebreezeway floor, as I mentioned above, is beautiful ceramic tile, and the garage floor is doubly paintedconcrete.I personally prefer to run barefoot throughout the house. Obviously very pet friendly. If you happen to be a Private Pilot, Sandia Air Park, a private airport with runway of over 5,000', is only 15 minutes away, and has plenty of storage for your 'bird.' Finally, please understand that there have been many improvements madeto this house and its propertysince I purchased it in early 2006. As many furnishings as you might want can be negotiated with the price, as, once I sell, I plan to 'galavant' for awhile!! (Or none....)

  • Fraud & Scam Awareness
Unfortunately, there are people that will use internet sites like to run all manner of scams on users. We do all that we can to prevent the willful misuse of our platform, however; every day, the scams get more and more sophisticated. We ask that our users be cognizant of the risk and review the following basic ways to recognize and avoid being scammed.
  • Recognizing and Avoiding Scams:

    • Use secure, traceable transactions when making payments - Do not pay a deposit by wire transfer, prepaid money card, gift card, or other non-traditional payment method. Also, refuse to make "overpayments" and never enter into "handshake" deals without a contract.
    • Don't accept suspect cashier/certified checks or money orders - Banks will process and cash the fakes, then hold you responsible.
    • Never give out financial or personally identifiable information - This includes banking and credit card information, your birthdate, Social Security/Social Insurance Numbers, PayPal account etc.
    • Suspicious communications - Watch for parties communicating using poor grammar, spelling or those who send nonsensical messages. Be wary of parties that are only willing to text/email and those that will never speak on the phone or that refuse to meet in person. Generally these people will claim to be "travelling" and unavailable to talk or located in a foreign country and unable to speak other than via text or email.
    • Deals Too Good to be True - If the list price is obviously too low, or the terms are too generous as compared to the market, it’s likely a scam.
    • Don’t be pressured to act immediately - Scammers typically try to make you think a listing is in high demand in order to push you into immediate action without consulting family, friends, or financial advisors. Say no to high pressure sales tactics.
