Recently updated spacious home with antique architectural character, 3 garage spaces, and ample additional outbuildings sits on 42 acres with a tree lined creek meandering through it provides plenty of space for horseback riding, livestock, and equipment storage. Would negotiate sale with less land. Some land is currently rented to neighbor. The kitchen has lots of cabinetry and countertop space, and island that seats 4, a large walk in pantry with new shelving, and lots of open space. The kitchen is adjacent to the dining room, freezer and office or 4th bedroom (which includes a large closet). The dining room and living room have been recently restored to emphasize the beautiful yellow pine woodwork and floors and the 9' ceilings with antique light fixtures. The master bedroom suite has a large walk in closet and private vanity adjacent to Jack and Jill style shower and toilet. The remaining two 2nd floor bedrooms share a second vanity accessed from the hallway. The 2nd floor features a beautiful yellow pine banister and floors (except bathroom) and a walk-in closet at the end of the hallway. The original exterior of the home has 14" thick wall comprised of 3 layers of solid bricks with air space between the layers, making the structure extremely solid. The front door features and antique etched glass window with a scene of deer. It opens to large entry hall with a coat closet just inside the door and room to accommodate additional dining table{s} for large gatherings. The roof (2018) and high efficiency heat pump (2015) are new. The heat pump has propane back up which could be run from a generator, if necessary. The utility pole has a transfer switch for generator and self-reading meter. The 500 gal propane tank provides and emergency fuel source and has a liquid tap for filling bottles. Almost all the old wiring has been replaced. The house is wired for ethernet, TV antenna in attic, and Direct TV on roof and has fiber optic internet and phone. Smoke, fire. and Co detectors are interconnected throughout the home. The well is good. Supply plumbing is primarily PEX through a manifold: the remainder is a bit of copper to kitchen and primitive 3rd bath in basement. The 1500 gal septic tank is 20 years old without problems. Two garages with concrete floors provide 3 parking spaces and lots of work benches. The 100" L x 40' D x 16' H epuipment shed provides additional parking for vehicles and/ or farm equipment. It includes a 20' W x 40. D x 16 H shop with an 18' W x 14' H overhead door and a walk-through door. Several additional outbuildings provide an abundance of storage. The historic barn has been modified to accommodate horses. A small grain bin has been converted for use as a mouse-proof feed room with electric power and lighting. Motion-dector lights illuminate the path to the barn and feed room. A 160' x 125' riding arena is below the barn. Beaver creek meanders through the pasture for total length of about 0.6 mile. Over half the pasture is creek bottom that produces and abundance of grass. The horses prefer and primarily graze Bluegrass. About 13 acres is fenced for the horses with electrified high tensile wire into 4 pastures that can be rotated easily. This is much more than needed for two horses: we have had up to four on it without running out of grass. Two heated waterers supply the four pastures an dry lot. The 12 acres of dryland farm and 12 acres of pasture at the east of the property have been rented by neighbor, as well as 60' of the equipment shed.

WHAT I LOVE

Walking and riding horseback through the beautiful pastures and creek, cooking in the spacious kitchen, eating on the covered deck, working in the shop, watching the horses (they are usually visible from the house or deck, in spite of the trees scattered along the creek}, and having the horses on pasture instead of in dry lot. The dense shelter belt provides amazing protection from the prevailing north and west winds in winter. The openness to the east provides for beautiful sunrises. Several good neighbors are each about a mile away.

  • Fraud & Scam Awareness
Unfortunately, there are people that will use internet sites like ForSaleByOwner.com to run all manner of scams on users. We do all that we can to prevent the willful misuse of our platform, however; every day, the scams get more and more sophisticated. We ask that our users be cognizant of the risk and review the following basic ways to recognize and avoid being scammed.
  • Recognizing and Avoiding Scams:

    • Use secure, traceable transactions when making payments - Do not pay a deposit by wire transfer, prepaid money card, gift card, or other non-traditional payment method. Also, refuse to make "overpayments" and never enter into "handshake" deals without a contract.
    • Don't accept suspect cashier/certified checks or money orders - Banks will process and cash the fakes, then hold you responsible.
    • Never give out financial or personally identifiable information - This includes banking and credit card information, your birthdate, Social Security/Social Insurance Numbers, PayPal account etc.
    • Suspicious communications - Watch for parties communicating using poor grammar, spelling or those who send nonsensical messages. Be wary of parties that are only willing to text/email and those that will never speak on the phone or that refuse to meet in person. Generally these people will claim to be "travelling" and unavailable to talk or located in a foreign country and unable to speak other than via text or email.
    • Deals Too Good to be True - If the list price is obviously too low, or the terms are too generous as compared to the market, it’s likely a scam.
    • Don’t be pressured to act immediately - Scammers typically try to make you think a listing is in high demand in order to push you into immediate action without consulting family, friends, or financial advisors. Say no to high pressure sales tactics.
  • Who Should I notify about fraud or scam attempts?
