This house is a cozy cottage (cedar siding) with 2 brms. and 1 bath on the main floor and 1 brm. and 1 bath in the basement. (A single garage with laundry area and a large storage area are also in the basement.) The house sits on an .8+ acre lot. The driveway extends to the upper level as well as the lower for easy access. A deck/porch extends the length of the house in front and along the kitchen/dining room side (above the garage/basement). The house was constructed with 2 x 6's (the standard is 2 x 4's) for extra strength and increased insulation--for an all-electric home the electricity costs are very low. (Please note this house was built by American craftsmen--unlike so many "quaint" and expensive "log homes" shoddily built, starting with the foundation, by semi-skilled or unskilled illegal labor.) Hillcrest Rd.--a dead-end and very quiet--is paved and has year-round access to Wears Valley Rd. (Many homes on paved roads at higher elevations do not have year-round access.) For gardeners there is a 1/4 acre garden plot. Comcast Hi-Speed cable Internet and TV are available, and my DirecTV reception is 100%. Evaluating neighbors is by definition a subjective endeavor but I have the best neighbors I have ever had. RECENT IMPROVEMENTS: 1) 30-year metal roof; 2) stone-textured foundation; 3) exterior stain (3 coats); 4) double-paned windows in living room (4 smaller windows flanking a large picture window); 5) cleaning/inspection of fireplace/chimney and new stainless steel chimney cap. The views from the living room are exceptional--Cove Mtn. and Round Top, plus pastures and woodlands rolling down the valley. Wears Valley, between Townsend and Pigeon Forge, is approx. 9 mi. by 5 mi. and is bordered on two sides by Smoky Mtn. Nat. Park. The two adjacent lots (each .8+ acre) are vacant and already APPROVED FOR SEPTIC; they are ideal for someone looking for property for a relative or friend to build on next door. Alternatively, the two lots are excellent investments because Wears Valley property is highly desirable. ACTIVITIES/RECREATION: 1) Unlimited hiking in Smoky Mtn. Nat. Park; 2) Metcalf Bottom (on the Little River in the Park) for picnicking, trout fishing, swimming/tubing/kayaking--4 mi.; 3) Dollywood (theme park/live shows), country music theaters in Pigeon Forge--12 mi.; 4) Authentic factory-outlet shopping in Pigeon Forge--10 mi.; 5) Ripley's Aquarium and Uber Gatlinburg (theme park and skiing) in Gatlinburg--15 mi.; 6) Foothills Parkway--1 mi.; 7) Community swimming pool within walking distance. (Membership is $50 per person per year.) OTHER ATTRACTIONS/ADVANTAGES: 1) NO state income tax; 2) LOW property taxes; 3) 4 MILD seasons; 4) VERY LOW TVA-subsidized electricity rates; 5) VERY LOW crime rate; 6) Knoxville International Airport is a 30-minute drive. The Foothills Parkway connecting U. S. 321 (between Maryville and Walland) to Wears Valley is now open, significantly decreasing driving time and distance to I-75 and West Knoxville--the area of the best non-outlet shopping, non-franchise restaurants, boutiques, and specialist doctors--and the Knoxville Airport. (The switchback on U. S. 321 from Wears Valley to Townsend can now be bypassed--indeed, Townsend can be bypassed entirely.) PRICE: Please note the phrase "Exterior Features: Lot Size: 2.50 Acres" is misleading (and the formatting will not allow me to edit that). $225,000 is the base price--for the house and its lot (.8+ acre) only. (Current guaranteed replacement cost insurance for the house alone is $221,000.) I have priced the house at less than true market value to make the vacant lots more affordable and I will agree to this price only if the buyer buys the adjacent lot as well: $280,000 for the HOUSE PLUS ADJACENT VACANT LOT. $325,000 is for the HOUSE PLUS BOTH VACANT LOTS. The second vacant lot may be bought separately from purchase of the house and the adjacent vacant lot for $55,000. TERMS: Cash sale or pre-approved loan only. I mean no offense but I do not have the time to show the home to anyone who is not a cash buyer or who has not been approved for a conventional loan already. (For all you vets out there, I thank you for the service you have given to our country, but the obligations imposed on the seller by a VA loan are so severe that I will not agree to a VA-financed sale. The same is true for an FHA-financed loan.) OWNER FINANCING status: I will NOT finance the sale of the home (nor rent nor agree to lease-to-buy). However, for the purchaser of the home I will finance either or both vacant lots for $55,000 each for 10 years @ 5% interest with 10% down. For someone wanting to buy only one lot I will finance the purchase with a 10% down payment @ 5% interest for 10 years, provided the buyer has a credit score of 620 or higher. I will consider a SWAP FOR TIMBERLAND (preferably with mineral rights) of equivalent value in northwest Alabama. DISCLOSURE: There are 6 squeaky spots in the upper-level floor, all of which can easily be fixed when the carpeting and kitchen linoleum are replaced. (I started to replace the carpeting and linoleum and re-paint the interior but then decided the new owner will want to choose his/her own colors and materials.) Also, the refrigerator, washing machine, and clothes dryer definitely need to be replaced. I have factored in the cost of such renovation and replacement into my asking price. PLEASE NOTE: Some of the furniture, dishes, flatware, cooking utensils, et al. will go with the house (antiques, heirlooms, and other select items do not). For example, two full bedroom suites are included with the house.
PLEASE: No real estate agents! I thank you for your interest and hope you find what you are looking for--Wears Valley is a wonderful place to live.

  • Fraud & Scam Awareness
Unfortunately, there are people that will use internet sites like to run all manner of scams on users. We do all that we can to prevent the willful misuse of our platform, however; every day, the scams get more and more sophisticated. We ask that our users be cognizant of the risk and review the following basic ways to recognize and avoid being scammed.
  • Recognizing and Avoiding Scams:

    • Use secure, traceable transactions when making payments - Do not pay a deposit by wire transfer, prepaid money card, gift card, or other non-traditional payment method. Also, refuse to make "overpayments" and never enter into "handshake" deals without a contract.
    • Don't accept suspect cashier/certified checks or money orders - Banks will process and cash the fakes, then hold you responsible.
    • Never give out financial or personally identifiable information - This includes banking and credit card information, your birthdate, Social Security/Social Insurance Numbers, PayPal account etc.
    • Suspicious communications - Watch for parties communicating using poor grammar, spelling or those who send nonsensical messages. Be wary of parties that are only willing to text/email and those that will never speak on the phone or that refuse to meet in person. Generally these people will claim to be "travelling" and unavailable to talk or located in a foreign country and unable to speak other than via text or email.
    • Deals Too Good to be True - If the list price is obviously too low, or the terms are too generous as compared to the market, it’s likely a scam.
    • Don’t be pressured to act immediately - Scammers typically try to make you think a listing is in high demand in order to push you into immediate action without consulting family, friends, or financial advisors. Say no to high pressure sales tactics.
  • Who Should I notify about fraud or scam attempts?
