I need to have a closing date of NO EARLIER THAN June 1, 2020 to avoid capital gains taxes. I purchased this house in 2018 directly from my landlord and without a real estate agent... Best decision I've made in a while. I love this house. Here's a list of what I've done to it so far: Vented/tested radiator heating system - I recently had several valves replaced and the entire system drained, refilled, and tested thoroughly by the folks at TJ Fannon & Sons. They're awesome - I recommend them for any future work. The previous seller replaced my old water heater with a brand-new one right before the sale of the home to me. It's fantastic and way bigger than it needs to be for my house. Removed the window A/C units and installed a brand-new UNICO air conditioning system that supplies every room in the house. This was huge, and expensive, but it has been a major upgrade over the window units, while cutting down on my electricity bill. Can't beat that! Insulation - I had a contractor insulate the attic with fire-retardant material after getting my A/C installed... I barely have to run my radiator-powered heating in the winter because heat is so well trapped in the house. Similarly, I had the crawl space lined with plastic and insulated. Roof upgrade - I've had the roof upgraded and repaired, while also having my gutters repaired to ensure that they're flowing properly and getting rid of water instead of just building up debris and dumping it over the side. ***Projects I had to put on hold due to the baby we have on the way and the deployment I'm about to go on in June...*** Half bath downstairs - I've gone back and forth about this... but as it's only a 1000 sq. ft-ish and I'm now moving, I don't see this as a necessary upgrade in the short term. However, if you're planning on turning this into a rental or air B&B, I'd recommend it. I've had estimates all over the place, but I don't think I'd execute the move without doing a floor replacement first. Hardwood flooring replacement - I've thought long and hard about pulling up the original long-plank hard-pine that is currently installed in most of the house. This wood is gorgeous and SCREAMS retro/antique... but it's getting old and cracking, which plays havoc on my OCD personality for home maintenance. I've had it priced and have estimates ranging from 9000-14000 for a full replacement, which could be accomplished prior to anyone moving in following the sale. Electrical upgrade - Currently, the house runs on a 100-amp breaker. I'm not joking. It gets away with this because the heating, hot water, and stove/range are all gas-powered. Gas FTW! Electrical ranges are terrible anyways... but to each their own. Window replacements - Eventually, someday, windows will need to be replaced in this house. They're from the 90's and clearly old... but it's Old Town. Comes with the territory. I'll upload photos of where the UNICO air ducts are now installed. I've ripped out ALL of the plants from the two beds in the back as I was planning on converting the left side into a solid grass area, and keeping the right bed for flowers the wife would pick. I would prefer to cut out real estate agents from this sale, as there is NO reason to cut them 4-8% of a sale of this size... (25.6K -51.2K). I used Redmon, Peyton & Braswell LLP to conduct my home purchase directly with my lender and the seller. We agreed on a price, submitted it to the lawyers to draw up the paperwork, and they processed everything for us. Fees were really low (I want to say like $1-3K or so) and it took less than an hour. I loved it and can't understand why more people don't do it like this. Please, contact me with ANY questions you may have.

  • Fraud & Scam Awareness
Unfortunately, there are people that will use internet sites like ForSaleByOwner.com to run all manner of scams on users. We do all that we can to prevent the willful misuse of our platform, however; every day, the scams get more and more sophisticated. We ask that our users be cognizant of the risk and review the following basic ways to recognize and avoid being scammed.
  • Recognizing and Avoiding Scams:

    • Use secure, traceable transactions when making payments - Do not pay a deposit by wire transfer, prepaid money card, gift card, or other non-traditional payment method. Also, refuse to make "overpayments" and never enter into "handshake" deals without a contract.
    • Don't accept suspect cashier/certified checks or money orders - Banks will process and cash the fakes, then hold you responsible.
    • Never give out financial or personally identifiable information - This includes banking and credit card information, your birthdate, Social Security/Social Insurance Numbers, PayPal account etc.
    • Suspicious communications - Watch for parties communicating using poor grammar, spelling or those who send nonsensical messages. Be wary of parties that are only willing to text/email and those that will never speak on the phone or that refuse to meet in person. Generally these people will claim to be "travelling" and unavailable to talk or located in a foreign country and unable to speak other than via text or email.
    • Deals Too Good to be True - If the list price is obviously too low, or the terms are too generous as compared to the market, it’s likely a scam.
    • Don’t be pressured to act immediately - Scammers typically try to make you think a listing is in high demand in order to push you into immediate action without consulting family, friends, or financial advisors. Say no to high pressure sales tactics.
  • Who Should I notify about fraud or scam attempts?
