All three lots (there were four originally but one has been sold) are in the Scenic View Subdivision (Mattox Cemetery Road) in Wears Valley (mail delivery from Sevierville.) All 3 lots are approximately .5 acre each and 2 are contiguous (ideal for a family compound or friends). Each lot has been "perked" and approved by Sevier County Environmental and Planning for building a home. (I have already applied for and received a building permit for one of these lots as proof of building status.) These lots are wooded and gently sloping, suitable for any building style, but especially suited for a "walk-out basement." The back property line of all 3 lots abuts Smoky Mountain National Park land, currently leased as pasture, and there will never be any homes built there, insuring privacy and a generous buffer. (The single lot is especially private. The lot to the west is vacant and owned/used by the adjacent homeowner as a buffer; the lot to the east is also vacant and also owned/used by the adjacent homeowner as a buffer.) The land behind all 3 lots was originally intended to be a buffer for the proposed extension of the Foothills Parkway to the originally planned terminus in Newport. The National Park Service has recently decided to make the new terminus the current exchange across from the service station (at present a Marathon) on U. S. 321/Wears Valley Road--the only overpass on Wears Valley Road. Re-purposing of the land previously meant to be a Parkway buffer has yet to be determined but it is likely to be used as hiking and bicycling trails. Adding even more quiet and privacy are the access road--Mattox Cemetery Rd. is a dead-end--and the setting--residential/retirement homes with spacious lots. Mattox Cem. Rd. is paved (county-maintained) and provides year-round access to Wears Valley Rd. (Many homes on paved roads at higher elevations do not have year-round access.) The views are sweeping: Cove Mtn. in the foreground, Round Top Mtn. in the rear, and pastures and woodlands rolling up and down the valley. Each home owner must provide his/her own well. Comcast Hi-Speed cable Internet and TV are available, and DirecTV reception quality is outstanding. Wears Valley Volunteer Fire Dept. is 1/4 mile away (on the same road), helping to assure the lowest insurance rates in Wears Valley. Electricity costs are very low because they are subsidized by the TVA. Property taxes are very low and there are no state income taxes. The climate consists of 4 distinct seasons, each one mild. The recreational opportunities in Smoky Mtn. Nat. Park and the entertainment activities in nearby Pigeon Forge and Gatlinburg are too numerous to describe. The lots are extraordinarily well located. Gatlinburg can be accessed via the Park entrance at Metcalf Bottom and a beautiful drive along the Little River in the Park into Gatlinburg. The opening of the Foothills Parkway means West Knoxville can be reached in an hour or so, depending on rush-hour traffic. Access to the Knoxville International Airport in Alcoa will take even less time. PRICE: $50,000 for each of 2 lots and $55,000 for the third (it has a farm road access on the side as well as front access on Mat. Cem. Rd.). For a buyer who wants to buy more than one lot a $5,000 discount will be given for each MULTIPLE. (A 2-lot purchase will have a total $5,000 discount; a 3-lot purchase will have an ADDITIONAL $5,000 discount.) OWNER FINANCING: I will finance the lots for 10 years @ 5% interest with a 10% down payment if the buyer has a credit score of 620 or higher.
