Editing a list on Realtor.com

  • During your listing period, you may make up to 3 edits and post up to 4 open houses, free of charge.
  • Additional changes cost $25 per revision.
  • Changes to the price or status (e.g., “Sold” or “Under Contract”) are always free.

  • Your broker affiliate will make your requested changes within one business day, but it may take up to three business day for changes to appear on Realtor.com

Posting Photos to Realtor.com

Up to 6 photos of your property can be posted on Realtor.com. More photos can be purchase through your ForSaleByOwner Selling Center. One main photo must show the front of your house or condo building. Your broker affiliate will manage the photos in your listing and can provide instructions on the type of photos to submit.

ForSaleByOwner.com’s partner broker, Virtual Home Lister, is your Realtor.com facilitator. Virtual Home Lister will post your home on Realtor.com, where it will be seen by millions of house hunters each month.

 

The next step is to complete the online Virtual Home Lister Form:

  • Visit VirtualHomeLister.com and log in with the following username and password:
    • Use your email address as your username.
    • Your password is your first name up to the first space, as you entered it during the ForSaleByOwner.com sign-up process.
      • For example, if your email is john@example.com and the name you entered is John M. Doe, then your username would be “john@example.com” and your password would be “john”.
  • Your Realtor.com listing paperwork will be filled out online and a PDF document will be generated for your records.
  • Virtual Home Lister will use the information on the forms to create your Realtor.com listing.
  • Once the information is filled out, photos can be uploaded online.
  • Please allow 72 hours for your listing to be uploaded to Realtor.com.
  • Once your listing is live, Virtual Home Lister will send you an email with your MLS number and a link to your Realtor.com listing.

To view your listing on Realtor.com:

  • Visit Realtor.com and search for your property’s MLS number that your broker facilitator provided to you.
  • You can also conduct a search on Realtor.com using your property’s zip code and number of bedrooms and bathrooms.

Contacts from buyers:

  • Email inquiries will be forwarded directly to the email account you provided on your Realtor.com paperwork within 24 hours.
  • Your direct phone number will not be posted on your Realtor.com listing. Instead, all phone inquiries to the 800 number on your listing will be routed directly to your phone number.

Updating your listing:

  • You can make a total of three text or photo changes and post four open house notifications to your listing. Additional changes may be made for $25 per revision.
  • Remember to ask your broker to post your “Open House” notice on your Realtor.com listing.
  • Price and status changes (“under contract” or “sold”) are always included in the fee that you paid to ForSaleByOwner.com.
  • For all changes, questions, or problems, please submit an online ticket directly to the help desk at http://virtualhomelister.com/help/ or via email at support@virtualhomelister.com.

What are the steps to set-up a Realtor.com Listing?

  • Step 1: After you purchase a package that includes a Realtor.com Listing, you will receive an e-mail with information on how to complete the forms that are necessary to list your property on Realtor.com.
  • Step 2: After downloading the necessary forms, you will be provided instructions for completion of these forms. In order to be featured on Realtor.com, you must indicate that you are willing to pay a buyer’s agent as low as 0.01% of the sale price of your home. However, by entering this agreement, you are not be obligated to accept any offer or pay any commission.
  • Step 3: After you have completed the necessary forms, you can return them by fax or e-mail, along with photos of your property. You may post up to 6 photos, with one main photo showing the front of your house or condo building (additional photos are available for purchase through your ForSaleByOwner Selling Center). When you receive your listing confirmation forms, you will also receive instructions on how to submit photos. Upon receipt, your property will be listed on Realtor.com within three business days, and will remain listed for six months or until you sell, whichever occurs first.

Why must I list a commission to be placed as a Listing on Realtor.com?

Stating a commission in the open listing agreement is necessary to enter your property into the MLS. You should enter 1%. Given that your property will not be searchable by agents in your local area, there is slim to no chance that a buyer’s agent would contact you with the intent to show your property to a buyer. Even in this did occur, you have the right to refuse any offer, and therefore will not be required to pay a commission.

How long will my Realtor.com Listing remain listed?

Six months from the date it is posted, or until you sell your property, whichever comes first. You can renew your listing at a discounted rate by contacting support.

When and how can I post or change photos of my property?

All listings allow you to upload a minimum of 6 photos. Some package allow you to upload unlimited photos. You can also upgrade to unlimited photos. You will have the option to upload photos after you have paid for your ad. We recommend that you post photos – listings with photos get up to 80% more traffic than those without!

 

Photo Requirements

Photos should be:

  • 1 MB (megabyte) or less in size
  • In one of the following file formats: .jpg, .jpeg, .bmp, or .gif.
  • Horizontally (wide or landscape) oriented or cropped, square photos will give the best results
  • Vertically (tall or portrait) oriented photos may be uploaded but are not recommended

 

Photo Upload Instructions

New Customers: If you are setting up a new listing you will be given a link to login and upload photos on the receipt page, after you have paid. If you missed this link, no problem! Simply follow the instructions below.

  1. If you have an existing listing, login to your Selling Center and click Manage Your Photos. The instructions to upload photos are posted within your Selling Center and are also posted below.
  2. On the upload page, click the first Browse button – this will be your Main Photo. A small window will appear that will allow you to “browse” through the files on your computer and locate the image file you’d like to upload. If you don’t know where you have saved your photos then it may be hard for you to find them. We recommend saving them in My Photos or on your Desktop before you begin the upload process.
  3. When you find the photo that you would like to post, double click on it. This will cause the browsing window to disappear. There should now be text in the box right next to the Browse button, this text is the file path for the image you selected.
  4. Click Upload at the bottom of the screen to upload your photo. The upload can take several minutes, especially if you are on a dial-up connection. When the upload is complete, the page will refresh and a link to your photo will appear in the place where the first Browse button was. It will say Main Photo.
  5. Repeat steps 2-4 for each photo you would like to upload. If you would like to, you can upload more than one photo at a time, with the maximum being 6 at a time. If you receive an error message during the upload process please check the Photo Requirements above and make sure that your photos are in one of the allowed file formats and are not too big.

 

To change the order of your photos:

  1. Login to your Selling Center.
  2. Click Manage My Photos.
  3. Click Organize or Delete.
  4. Click the photo you would like to move and drag it to the desired location.
  5. There will be a short delay while the change is processing. Please be patient before moving to the next photo.
  6. Repeat this process until your photos are reordered as you would like them to appear.

 

To delete photos:

Warning! Deleting a photo is a permanent action that cannot be undone. Make sure you have copies of your images before you delete them from your listing.

  1. Login to your Selling Center.
  2. Click Manage Your Photos.
  3. Click Organize or Delete.
  4. Put your mouse on the photo you would like to delete.
  5. Click the trash can icon to delete the photo.
  6. Repeat for each photo you would like to delete.

 

To add titles and captions:

  1. Login to your Selling Center.
  2. Click Manage My Photos.
  3. Click Add Titles and Captions.
  4. Enter text into the boxes for each photo. The counter on the right of each box will tell you when you have run out of characters.
  5. Click the Save button at the top or bottom of the screen.
